Flood Risk Environmental FRA report — what you receive for your investment

The cost of a Flood Risk Assessment depends primarily on three things: the flood zone your site is in, the type and scale of development, and the complexity of the flood risk issues at the site. Here's a general guide to pricing:

FZ1 — Standard FRA

£295–£500

Straightforward Flood Zone 1 sites, minor residential development and householder applications. Fast turnaround, simple format.

FZ2 — Medium Risk

£395–£800

Flood Zone 2 sites requiring Sequential Test evidence. Includes climate change assessment and FFL recommendations.

FZ3 — High Risk

£495–£1,500+

Flood Zone 3 sites needing Sequential/Exception Test, detailed EA model interrogation and safe access/egress assessment.

Major Schemes

£1,500+

Major residential and commercial applications, sites requiring hydraulic modelling, or complex multi-source flood risk situations.

Watch out for cheap online FRAs. Very low-cost FRAs (under £150) are often template reports that fail to address LPA and LLFA requirements, resulting in objections, delays and the cost of a second, proper FRA. A well-prepared FRA that passes first time is almost always more cost-effective.
