BREEAM Flood Risk & Run-off Assessments

BREEAM's Pol 03 (Flood and surface water management) rewards developments that assess flood risk and manage surface water run-off. We prepare the flood risk assessment and the surface water run-off calculations your BREEAM assessor needs to claim the available credits.

That means demonstrating the site's flood zone, a compliant flood risk assessment, and — for the run-off credits — showing that post-development peak rate and additional volume of run-off are no greater than pre-development (and betterment where credits require it), using SuDS in line with CIRIA C753. We provide the calculations and technical narrative packaged for your BREEAM submission.

What we provide for BREEAM

  • Flood risk assessment (Pol 03)
  • Pre/post peak run-off rate calcs
  • Additional run-off volume calcs
  • SuDS strategy (CIRIA C753)
  • Greenfield run-off rate (IH124 / FEH)
  • Attenuation & discharge design
  • Assessor-ready technical evidence
  • Betterment options for higher credits

Discuss your BREEAM credits

When you need a BREEAM flood assessment

Pol 03 credits require both a flood risk assessment and run-off management evidence.

Targeting Pol 03 credits

To claim the flood risk and surface water run-off credits, your assessor needs a compliant FRA and run-off calculations showing no increase in rate or volume.

Peak rate credits

Demonstrating that post-development peak run-off is limited to greenfield (or agreed betterment) rates through attenuation and controlled discharge.

Volume credits

Showing the additional volume of run-off from the developed site is prevented from leaving the site, or managed to the required standard.

New commercial & residential

BREEAM is common on commercial, education, healthcare and larger residential schemes where planning or funding conditions require certification.

Frequently Asked Questions

Which BREEAM credits do you cover?
We cover the Pol 03 flood risk and surface water run-off criteria — the flood risk assessment plus the pre/post peak-rate and additional-volume run-off calculations, with a SuDS strategy to achieve them.
Do you work with our BREEAM assessor?
Yes. We provide the technical evidence and calculations packaged for your assessor to claim the credits, and answer any assessor or QA queries.
Can you achieve betterment for extra credits?
Where the higher credit thresholds require run-off betterment, we design the SuDS and attenuation to deliver it and document the improvement.
How much does it cost?
It depends on site size and how many credits you're targeting. We provide a fixed-fee quote within 24 hours.
