FRAs for New Build & Self-Build Homes

A new dwelling is 'more vulnerable' development, so if your plot is in Flood Zone 2 or 3 the planning application needs a Flood Risk Assessment — and usually a surface water drainage strategy too. Even a single self-build must show the home will be safe for its lifetime, won't increase flood risk elsewhere, and manages its run-off.

We set finished floor levels above the design flood level (including climate change), demonstrate safe access and escape, specify flood-resilient construction where needed, and design a SuDS-led drainage scheme discharging at greenfield rates. When a new build needs an FRA

A new dwelling in a flood zone is more vulnerable — the bar is higher.

Flood Zone 2 or 3

A new house in Flood Zone 2 or 3 requires an FRA demonstrating the dwelling is safe and appropriately located, often with a Sequential Test.

Finished floor levels

New homes must have floor levels set above the design flood level plus climate-change allowance — a core output of the FRA.

Surface water & SuDS

A new impermeable footprint must manage its run-off; we design SuDS discharging at greenfield rates, with soakaway testing where infiltration is proposed.

Self-build plots

Self-builders on infill or garden plots benefit from an early FRA to confirm the plot is developable and design constraints in from the start.

Frequently Asked Questions

Does a single new house need an FRA?
In Flood Zone 2 or 3, yes — a new dwelling is 'more vulnerable' development and needs an FRA, typically with a drainage strategy. In Flood Zone 1 it's usually only needed on sites over 1ha or with surface water risk.
What floor level will my house need?
Above the design flood level including a climate-change allowance — commonly 300mm freeboard above that. The exact level comes from the FRA using EA or modelled flood levels.
Do you design the drainage too?
Yes. New builds create run-off, so we design a SuDS drainage scheme (with soakaway testing where relevant) alongside the FRA.
